Get boxes, neutral camps, and Heroic Aura early to finish lane guardian. You'll want one or two countering items cuz few games are perfect.

Use your turrets to support trooper pushes into Walkers, and as backline fire support for team fights. Healing Tempo, Healing Nova, and Heroic Aura are the main sources of healing and damage for your teammates and turrets. Get Transcendent Cooldown once you have at least two active items.

Big boost to turret spammability
Get this when you need to get medicinal specter out more often
In case of specter deniers or just to push waves
3) Core T4S
This item is, honestly, overpowered regardless of what you're building.

It's so expensive it's hard to justify buying late game :(
Only get this once you have a few items with cooldown, otherwise S.Cooldown is good enough.
3) Very Late Game
Vs spirit enemies this will give you so much turret spam

Finish Turret Core, get Healing Tempo, then look here to find out what you need for the late game. Cultist Sacrifice and Divine Barrier fight for the same active slot. Escalating Exposure is great for resists and damage, Bullet Resilience or Escalating Resilience are good for tank options, Greater Expansion is amazing for specter and turrets.
4) Tank Core
This annd Bullet Resilience are all you're gonna need for bullet resist

Get this to undo the imbuing earlier, very important for specter boosting
Great addon to stamina mastery

We go hard on spirit damage this game
tbh I get this if I already have mystic vuln and need more spirit resist, the amp is garbage
Counters
A semi-arbitrary list of items to buy if you need to counter a specific hero. Check annotations for specifics.
Need more healing reduction
Interrupts powerful channelers or flyers
Can be used to juke Lash ults, otherwise useful to supercharge your spirit at the start of an ult-heavy teamfight
Now that the spirit reduction doesn't have a cooldown, this is a great support gun item.
Get this to impede hyper carries
A toggle to dramatically reduce debuffs
For Rejuv punching and Lash/other CC countering
To deter on-hit-effect-heavy gunners
